Property collateral monitoring at portfolio scale

Panoperty takes a residential portfolio tape, builds local buyer-demand evidence around every located asset each month, and returns an ordered queue of assets for analyst review.

Portfolio ingestion

A tape is uploaded by an authenticated user within your organisation. Every row is classified as accepted, rejected with a stated reason (for example, a missing identifier, an invalid Eircode, a duplicate exposure or missing coordinates). Row counts and exposure totals are reconciled before the snapshot commits.

Re-uploading an identical file for the same portfolio and as-of date returns the existing snapshot rather than creating a duplicate.

Location resolution

Each asset is located from the coordinates supplied in the tape, which must fall within Ireland. Address and Eircode are validated and used to map the asset to its market centre. The geocode source is recorded with every evidence record. Assets without valid coordinates are rejected with that reason and are not monitored.

Monthly monitoring

At each monthly period close, Panoperty recalculates evidence for every accepted, located asset in the current snapshot.

Local comparator pools

Five pools per asset, one each for location, property type, bedrooms, BER and price cohort. Each pool measures recent buyer engagement and participation behaviour observed around comparable residential listings from proprietary data sources.

Geographic expansion

Each pool starts close to the asset and widens only when local evidence is too thin. The distance actually used is stored.

Demand evidence

Several behavioural measures per pool are compared with that pool's own history. The result is a weakening, stable, strengthening or insufficient-evidence state.

LTV

Loan exposure divided by your supplied collateral value. Panoperty never substitutes its own value.

Valuation age

Calendar months between your supplied valuation date and the monitoring period end.

Evidence persistence

The number of consecutive monitoring periods, and days, for which an attribute has held its current state.

How the evidence and its quality are reported

Ranking

Each asset's rank reflects three stored components: LTV, valuation age and the strength of weakening evidence across its attributes. Assets with no weakening attribute still rank on LTV and valuation age.

Component weighting and queue depth are calibration and governance decisions for each deployment. How ranking works.

Analyst review

Opening an asset shows why it sits where it does: its supplied value, LTV and valuation age, and for each of the five attributes the evidence state, persistence, pool size, realised radius, geocode source and baseline status.

Insufficient evidence is shown explicitly, never left blank. The evidence describes local buyer demand and is deliberately kept separate from any value figure.

Audit and export

The ranked queue can be exported as CSV by authenticated users. The queue export from the operational API includes rank, score and each rank component. Evidence history is retained by monitoring period, so a current state can be traced back through earlier reviews.
